The Chimney Is the Usual Suspect
Chimneys take the worst of the weather from every side, and they sit right where the roof has to be interrupted and sealed. That makes them the most common place for water to get in.
The mortar flaunching cracks, the pointing washes out, and the lead flashing lifts or splits. Water then runs down inside the stack or under the flashing and shows up on a bedroom ceiling, so it gets treated as a roof leak.

The drone gives us a close look at the stack, the flaunching, the pointing and the flashing without needing scaffolding just to inspect it.
You see the footage, so when we say the leak is starting at the chimney you can see it for yourself.
Then we quote for what actually needs doing, whether that is the flashing alone, repointing, or a rebuild of the top of the stack.

- Code lead flashing, stepped and soakered into the brickwork properly rather than sealed with mastic.
- Lead valleys and lead work to dormers, parapets and abutments.
MORTAR AND BRICKWORK
- Repointing in an appropriate mortar for the age of the brickwork.
- New flaunching around the pots.
BIGGER JOBS
- Chimney rebuilds where the top of the stack has gone.
- Chimney removal and making good the roof where a stack is no longer wanted.

Questions People Ask
Why is water coming down my chimney breast?
Usually failed flaunching, washed out pointing or lifted flashing letting water into the stack. It shows up on the chimney breast inside and often gets mistaken for a roof leak. A drone survey confirms it quickly.
Can you repair the flashing without scaffolding?
Sometimes, depending on the position and the pitch. We will tell you at the survey. We will not do it off a ladder if it is not safe to do it off a ladder.
Should I remove a chimney I do not use?
It is an option, and it removes a maintenance item and a leak risk. It is not always the right call on a period property. We will give you the honest view rather than the bigger job.
Why is mastic not a proper fix for flashing?
Because it is a seal on the surface rather than lead dressed into the brickwork. It works for a while, then it splits and the leak returns. We fit lead properly.
Do you cap chimneys?
Yes, including caps and cowls where a stack is redundant or where rain and birds are getting in.
